Practice areas / Real estate

Read the lease for the event that has happened.

Late rent, a proposed assignment or a renewal notice can activate different passages in the same lease. Cortega Legal reads the lease and amendments together to show what the other side can do, what the client must do and which contractual dates need attention.

The other side’s playbook

What the file lets them challenge.

Rely on the shorter cure period

An original lease and amendment may give different periods after notice. Lease map places the passages together so the lawyer can check which text governs the event.

Lease map →

Enforce the notice mechanics

A notice provision may specify how a notice is sent and when it is treated as given. The map reads those terms with the event’s deadlines instead of assuming that the date of receipt is always the trigger.

Lease map →

Point to rights beyond the immediate payment

The lease may tie a default to termination, acceleration or a guaranty. The map identifies the contractual rights and duties raised by the selected event and the related passages.

Lease map →

Use an unresolved cross-reference

A remedy may depend on a section that is missing or on a condition not established by the file. Lease map identifies the gap so the lawyer can seek the complete instrument before relying on that clause.

Your matter, step by step

From the first documents to the next decision.

  1. 01

    Read the operative documents

Upload the executed lease and amendments together. Identify whether the client is the landlord or tenant and which event needs analysis. Check that the document set includes the provisions the event refers to; an abstract alone may omit a condition that matters.

  2. 02

    An event happens

Choose one event or describe the situation in the free-text field. The review addresses the consequences for that situation rather than producing a generic list of lease provisions. Provide the notice or event dates that the analysis needs.

    Lease map →
  3. 03

    Notice and cure

Inspect the notice wording and each cure period alongside any amendment. Review the date calculation against the event supplied and the lease’s own trigger. If the file does not establish mailing or receipt, obtain that evidence before treating a calculated date as operative.

    Lease map →
  4. 04

    Renewal, transfer or exit

Switch the event to the decision being considered, such as assignment, renewal or early exit. Read conditions, required consent and notice duties together. A right stated in one section may be limited by language elsewhere in the lease.

  5. 05

    Closing and follow-through

Keep the event analysis with the matter documents while preparing notices or a closing checklist through workspace skills. Review the actual instrument and applicable law before acting. Mark the issues the lawyer has addressed and retain the missing-document requests as separate work.

Invented sample documents

The amended rent-cure period

  1. 1. Read the document set

The invented commercial lease is read with its first amendment for a tenant whose rent is late. This example follows the two provisions shown in the actual Lease map capture.

  2. 2. Examine the exact passages

    Lease, line 7

“(a) Tenant fails to pay rent within 10 days after written notice from Landlord”

    First amendment, line 4

“Section 4(a) of the Lease is amended so that Tenant has 20 days after written notice from Landlord to cure a failure to pay rent.”

The result puts the original and amended periods side by side. It identifies why reliance on the original ten-day text needs review. The lawyer checks the amendment and the notice record before deciding how to respond.

  3. 3. Resolve what remains unknown

A due date cannot resolve whether an effective notice was given or whether every relevant amendment is in the file. Confirm the operative documents, the notice method and the trigger date. The map’s contractual reading does not decide enforceability under governing law.

What it reads

Build the file around the question.

Lease and amendments

Provide the instruments that define the current terms, including any amendment changing a period, consent requirement or remedy. The map reads their words together.

Client, event and dates

Select the client’s side and the event. Include supporting notices or correspondence when they explain what occurred. A date without the event that starts the period is incomplete input.

The Lease map is the dedicated adversarial document tool in this area. Additional real-estate work is available as workspace skills. The map’s event analysis follows the supplied lease rather than a property-law statute pack.

What comes back

The point, the passage and the work still to do.

01

Where to focus first

Attack results rank difficult points, separating source-supported answers from issues that need evidence or correction.

02

The exact quote and line

Read each quotation in context. A word match checks the source; the lawyer still assesses the legal conclusion.

03

What the tool could not see

Missing facts and unread material stay explicit, with the question they leave open and how to investigate it.

04

What the lawyer has handled

Attack-result check boxes record the lawyer’s follow-through after the underlying issue has been addressed.

Courts and rules covered

Read the source status with the result.

These are the tool packs’ recorded source-reading dates, not a statement that every rule is current or covered. The lawyer checks the applicable text, local rules and orders for the actual matter.

Authorities named in attack results carry their check status. A quoted rule excerpt does not verify every authority or establish that a proposed argument applies.

Questions

Using this review in your matter.

Which lease events can I examine?

The map includes late rent, other default, assignment or sublet, change of control, casualty and condemnation. It also covers holdover, landlord sale or refinance, early exit, renewal option and landlord default. A free-text event lets the lawyer describe another situation.

Does it calculate dates from the lease?

The map can derive dates from the supplied lease terms and event dates. Read the quoted trigger and notice language beside the date. A missing notice or uncertain event remains something to verify.

Will it read an amendment with the lease?

Provide both documents in the matter. The comparison can show an amendment that changes the original clause. The lawyer determines the operative instrument and investigates any missing later amendment.

Does it apply state landlord-tenant law?

The tool follows the documents supplied for the event. It does not carry a state property-law statute pack. Enforceability, mandatory notice requirements and other governing-law questions need separate legal research.

Can the client be either landlord or tenant?

The map takes the client’s side as an input. Its account of the other side’s rights and the client’s duties follows that selection. Check the selection before reading the result.

Are the other real-estate skills attack tools?

They are workspace skills for tasks such as an abstract, notice draft or closing checklist. Lease map is the dedicated adversarial document review described here. The skill list below is kept separate so their purposes remain clear.
